What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you need, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they move around the home, they notate the layout of the rooms and other features, like closets, entryways, and pantries. They might sketch out the property. Then, the appraiser writes up a report and a more detailed sketch showing the total living area of the house and the overall layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a home measurement or floorplan service required?

Disputing property taxes

Property tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — which means you may be paying for more square footage than you actually own! Unless a certified appraiser has executed a recent valuation or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a listing

A measuring service can ensure that you're paid a fair price for your home. Area is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service executed by a certified appraiser (after any updating that might have affected square footage).

Material for real estate agents

To make sure that your client's home closes at a price that appropriately reflects market value, we suggest asking for a measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested since they can review the layout and characteristics of the home before and after a tour.
